Qualification Criteria
The following guidelines are used to qualify applicants for residency in our communities. Please note that meeting these criteria doesn't guarantee that all current residents meet them.
Identification: Each person aged 18 and above living in the apartment must provide valid government-issued photo identification. Proof of ID and legal residency is required for all occupants.
Income: All applicants must have a combined verifiable source of income in an amount in accordance with current community guidelines but no less than 3 times the rental rate, determined by the property.
Guarantors: Any guarantor must qualify for residency in our communities under the same criteria as applicants and must provide verifiable income of 5 times the monthly rental rate.
Credit History: Our credit reporting agency assesses credit and rental history for future rent payment indicators. An unsatisfactory finding may require an additional deposit, fees, or result in denial.
Criminal History: We conduct criminal background screenings. Your application may be denied based on criminal convictions or charges for anyone 18 and older who will occupy the apartment.
Occupancy: The maximum number of residents allowed per apartment is two occupants per bedroom plus one additional person, except for those protected under Federal Fair Housing Guidelines.
Pets: Pet policies vary; please consult your leasing representative for details.
Fair Housing: We comply with federal, state, and local fair housing laws, prohibiting discrimination based on race, color, religion, national origin, sex, familial status, disability, and other protected classes.
ADA Accommodations: We comply with the Americans with Disabilities Act by allowing reasonable modifications at the expense of the disabled person, provided they restore the premises if necessary.
Fees & Deposits: Your application includes a nonrefundable application and administration fee. The administration fee is refunded only if you're not approved or withdraw your application before your screening results are communicated to you. All requests to withdraw your application must be confirmed by the onsite team and be within 72 hours of application submission. Once your application decision is made, your application is no longer eligible for withdrawal. Security deposits must be paid within 72 hours of approval to avoid application cancelation.
Rental Rates & Lease Terms: Rates fluctuate often, and applicants will be given an apartment home price quote based on availability, floorplan, move-in date, and lease term. The price quote is guaranteed for 72 hours from generation. After 72 hours, the initial quote is no longer valid. Any applicant-requested changes to their selection will require a revised quote with a potentially different monthly rental rate and/or apartment. Updated screening is required for all changes that result in a higher monthly rent rate.
Corporate Applications: Corporate screening is conducted based on our corporate criteria. Please contact your leasing representative for detailed information. All occupants under the corporate application undergo criminal background screenings and must provide validated identification in line with the standard screening criteria.
